- Listings they actually represent: ask whether they have a genuine mandate on the property, or are simply forwarding someone else's.
- They say "no": a good agent will talk you out of the wrong property, not just into any property.
How to check them out
Look at the company behind the agent. A serious agency invests in its professional website, keeps its listings current, and is easy to find and contact. Meet the people on the team — names, faces, languages spoken — rather than an anonymous inbox. Ask for references from past buyers.
Red flags
